We’ve reached the end of an eventful 2022, the second year since NIC MAP and VisionLTC joined as NIC MAP Vision. If 2021 was the year of establishing a foundation, 2022 was the year of expansion.
Our 2022 features give operators, healthcare providers, capital providers, and all senior housing stakeholders new tools for analyzing markets and making connections in the industry. As always, we’re indebted to our clients for their feedback and constant inspiration to make our platform the best it can possibly be.
We’re Fully Unified
The moment we’ve been building towards – unifying the NIC MAP Vision client experience in one succinct portal – is now a reality. With all our data and analytics tools in one place, our platform is now truly, and conveniently, a single source of supply, demand, and operational data for the senior housing industry.
A unified portal makes finding data even faster, but also helps users recognize useful data sets or tools they weren’t capitalizing on before.
Active Adult on the Rise
Active adult properties are growing quickly as an option for older adults seeking lifestyle-focused, low-acuity living. These properties became so popular that NIC (The National Investment Center for Senior Housing and Care) formally defined active adult as a new property type.
Of course, demand for active adult data followed. We now offer inventory data for more than 500 active adult properties, with performance (rate and occupancy) data expected to arrive in early-mid 2023.
Understanding how and where older adults migrate is essential to any market analysis in senior housing, particularly for discovering the future potential of a market. Through data sourced from Experian, our platform allows users to analyze senior migration patterns, living alone rates, cohabitation rates, and more for hundreds of millions of households and individuals across the US.
Asset Management for Operators
We revamped our “Portfolios” tool to create a powerful asset management experience for operators. Specifically, we updated the tool with machine learning to auto-generate comp sets (“smart comps”) to make portfolio benchmarking much faster and easier.
Now, within minutes, operators can see how their portfolio stacks up to their peers in local markets and the broader national market.
More Insight into Construction
2022 was a tumultuous year for real estate and new construction generally, but we added data set that offers a view into more construction projects. This data gives industry stakeholders a chance to react to new developments and make better informed decisions.
